REDESIGN team announces the launch of the exclusive residential project STEJERIŞ. The project of 82 apartments, duplexes and penthouses will be located in the old area of Brasov, where the landscape and the vegetation complete the low density of built area so that they create an ideal living microclimate, the entire area having an exclusive residential appeal. STEJERIŞ will be located between Aleea Dealul Spirii and Piscului Streets, with direct access from Drumul Poienii. The total investment in the project is estimated at around 15 million Euros.
STEJERIŞ will consist of 8 low rise buildings, creating a community with controlled access, private and common green spaces, alleys and underground parking spaces. The buildings are set around a common central green space, which includes a seating area, a children’s playground, as well as a panoramic walkway with spectacular views over the Historic Center of Brasov. STEJERIŞ is dominated by green areas, private gardens, flowerpots and common garden, which means that over 50% of the land will remain covered by vegetation.
The project will include a mix of special apartments consisting of 1, 2 and 3-bedroom apartments, duplexes with private gardens and penthouses on one or two levels. All apartments are facing South, overlooking Tampa peak, the center of Brasov or Postăvarul peak. The usable areas of the apartments start from 53 sq m and reach up to 263 sq m. Each apartment will have its own garden and/ or terrace.
The architects-developers REDESIGN have introduced some key elements in the concept of STEJERIŞ apartments: generous living spaces of 50-80 usable sq m, heights of 6 m, glass curtain walls facing the view, lots of natural light in all spaces, terraces and panoramic gardens and buildings facades with brick finishes. In addition to a number of standard options for interior finishing of the apartments, proposed by interior designs, customers will have the opportunity to work with a personal designer.
The first units will be delivered in the last quarter of 2019, and the entire complex will be completed in 2020.
REDESIGN aims to manage the complex after handing over the apartments, having as main objective to keep a high standard of living. This structure creates an additional incentive for the developer to deliver a modern final product, with low future maintenance costs. The administration services will also include the option of managing the apartments with the purpose of renting them in the touristic circuit or on long term.

In designing the mix of apartments, our effort was to create special moments for each type of home, starting with the 1 or 2-bedroom units, which have large windows along the entire length of the living room or bedrooms, duplexes on two floors with individual access and private gardens, penthouse or loft apartments with double-height spaces and curtain walls up to 6 meters high. At the same time, all units maintain a direct communication with the surrounding vegetation and will benefit from a premium level of finishes. Also, the apartments are South oriented, towards the valley, with sunshine throughout the day and a panoramic view over the old city center, Tâmpa and Postăvarul peaks. We aim for STEJERIŞ to become a landmark for the residential architecture in Braşov and for the Schei area urbanism outside the historical tissue. Although the Zonal Urbanistic Plan provides for a Land Use Coefficient (CUT) of 1.4, we chose to design STEJERIŞ at a CUT of less than 1, which is felt in the generous area of green spaces, which occupies over 50% of the land area and in the small, sculpted volumes of buildings.❞
